What I find most interesting is the fact that I had never considered options like LendingTree or realityshares for other income sources. Investing in property has been too much of bad luck for people that I know personally, so I am interesting in getting involved in a situation where I would have to be dealing with maintenance issues or tenants. There are services for you to do that, but I had not come across any that didn’t eat most if not all of the earnings. Then again, I live in the NY area. Investing in the midwest would not be reasonably possible for me, directly, but reading about realityshares is something I am going to look into further. That might be a real possibility.
One aspect you might want to add to your scoring is “inflation protection”. At one end, bonds and CDs generally pay a fixed nominal coupon that doesn’t rise with inflation. Stock dividends and Real estate rents (and underlying property value) tend to. Not reallly sure how P2P lending ranks- though I suppose the timeframes are fairly short (1 year or less?) and therefore the interest you receive takes into account the current risk free rate + a premium for your risk. Now that I think about it, P2P lending probably deserves a lower score in the activity column than bonds too (since you probably need to make new loans more often).
Private money investing involves one investor with money, lending that money to another investor who needs the money. With real estate most private money is used to buy rental properties, fix and flips or even used by turn-key companies to fund their properties until they are sold to an investor. Private money usually is secured with a Deed of Trust against real estate, which provides more security than investing in the stock market. Returns on private money can be four percent or fifteen percent depending on the relationship between the investors and the risk involved.
It’s funny, Peter Lynch says before putting any money in the stock market, make sure you own real estate. It’s a rare investment that allows you to own an asset while borrowing a large portion of the value at an extremely favorable interest rate. However you are right, real estate investing does not offer passive income in the truest sense of the word. Great guide!

Obviously, you want the best tenants you can find. If you’ve chosen a property in a more affluent and stable neighborhood, your tenants are more likely to be responsible with your property and reliable about paying the rent. Properties in lower income areas are more likely to attract tenants that become delinquent in paying the rent, move out without notifying you, and damage your property. This is part of the higher risk of this type of investment property. You’ll end up with the expense of repairs and less income to spend on those expenses.
My rental properties are typically purchased from $80,000 to $135,000 and produce $1,200 to $1,500 in rent every month. Some properties need repairs and some are almost ready to rent when I buy them. I also buy my properties below market value, which has greatly increased my net worth over the last four years. The great thing about investing in real estate is my rents and income go up with inflation. The biggest challenge for most people who want to buy rentals is figuring out what is a good deal, what rents are and if they are making a good investment. 5) Determine What Income Level Will Make You Happy. Think back to when you made little to no income as a student. Now think back to the days when you just got started in your career. Were you happy then? Now go over every single year you got a raise or made more money doing something else. How did your happiness change at all, if any? Everybody has a different level of income that will bring maximum happiness due to different desires, needs, and living arrangements. It’s up to you to find out your optimum income level.

Affiliate programs are the current hot thing in monetising websites. The basics are that retailers like Amazon will pay you a percentage if you send someone to their website to buy something. The percentage ranges from around 3% with sites like Amazon all the way up to 60% or even higher for information products sold by other people looking to make passive income.

You are also free to choose a fund that is based on any index that you want. I make a little bit of money off of referring people to services I truly believe in. I get excited every paycheck because I know my investments are going to increase by a decent chunk. I use Mint to keep a close eye on what the current value is at and make goal marks to hit. where “value” is defined as some benefit that people are willing to pay to receive. Seems really basic, right? But most people don’t seem to get this basic step. Any time anyone makes money in any way, value has been created and exchanged. In a way, we are all value-creating assets. It’s how we make money. Nothing wrong with that. The problem is how most of us create value.
What’s also really important to realize here is that when I took the exam I was teaching people to study for, I didn’t get a perfect score. In fact, I didn’t even get close to a perfect score. I passed. But I also knew a lot about this exam—way more than somebody who was just getting started diving into studying for it. And it was because of that, because I was just a few steps ahead of them, that they trusted me to help them with that information. To support this, I provided a lot of great free value to help them along the way. I engaged in conversations and interacted in comments sections and on forums. Most of all, I just really cared about those people, because I struggled big-time with that exam myself.

That depends what you call a “good” lifestyle. Could I rent yachts and get bottle service every weekend living off my passive income? No way. Could I travel 10–15 weeks a year and live in central Tel Aviv with money to spare? Definitely. I was able to earn low 6 figures completely passively. But if you want to make boatloads of money, and step up to the 7-figure territory, then yes, you’re going to need a combination. If, however, you want time to pursue your passions and have a moderate amount of fun, you can definitely sustain yourself with passive income.


Start an affiliate marketing website: This passive income model works for individuals who already own a bog or website. Here, your business goal is to contact companies and offer to tout their products and services, usually for a fee or a commission, based on the number of page views you get. Studies show that more people spend time online and less watching TV or reading the newspaper. Take advantage of that leverage and earn income from the tens of thousands of companies who want to reach an audience - maybe your audience. Either reach out to companies directly or go through a site like ClickBank, which offers affiliate marketing opportunities.
Use your base to build your audience, and when you’re starting out, take advantage of the fact that you don’t have a big following to give more personalized help to your first fans. “The people who are starting out — that’s their advantage,” says Flynn. “They have the opportunity to speak directly with those people few coming their way to find out what their problems are and give them the special treatment that bigger brands might not be able to do.”
Like I mentioned earlier, coming in late in the game can be an advantage if you listen, learn and provide solutions for what seems to be missing. Even coming into a market with a minimal viable product, you’ll have the advantage of being able to get deep into the customer experience to shape your product or service to what it should be, again, all based on what you’re able to measure and learn.
Again, no leader worth her salt will be attracted to such an opportunity. And anyone you do hire to lead the value creation, if they have two brain cells, will see that she's the one adding all the value. Sooner or later she will simply find a way to cut you out of the value chain, either by requiring more and more compensation, or by going off and competing against you (and actively at that.) Why does she need you? You're not adding any value anyway!

Given the growth in the sharing economy, your junk can start to pay for itself. For example, if you have some awesome vintage furniture inherited from your grandmother sitting in a storage unit, you can rent this out to photographers for their “styled shoots” which are becoming all the rage. If your furniture is more modern but you still can’t bear to get rid of it – perhaps a home stager will be interested.

When withdrawing money to live on, I don’t care how many stock shares I own or what the dividends are – I care about how much MONEY I’m able to safely withdraw from my total portfolio without running out before I die. A lot of academics have analyzed total market returns based on indices and done Monte Carlo simulations of portfolios with various asset allocations, and have come up with percentages that you can have reasonable statistical confidence of being safe.

From what he describes, creating passive income definitely does not sound easy. It requires a serious ramp-up -- often requires 80- to 100-hour workweeks in the beginning, says Flynn. But once up and running, and depending on the content, some sites take fairly minimal maintenance. Amazon affiliate program is a great way to promote physical products through a reliable, trustworthy, and well-known online store. The fact that everyone knows Amazon is probably their biggest advantage. On the downside, commissions are fairly small - they start at 4% for most products and can go as high as 8% depending upon how many sales you make. However, when you send someone to Amazon, you earn a commission on whatever they buy within 24 hours of clicking your link, whether they end up buying the product you promoted or not. So, for example, if you promoted a book but the person you sent to Amazon ended up buying an expensive camera as well, you’ll get the commission for both the book and the camera. This can add up.
The idea behind cashback is simple: you get rewarded for purchasing or using products you plan to buy anyway. Cashback sites pay you when you click through them, go to retailers, and spend. For example, check out eBates.com - There are over 2,000 stores to choose from including Walmart, Target, Sears, Calvin Klien, and others. You also get a $10 gift card after your first $25 purchase. Sign up is free. (If you encounter a cashback site where it’s not, avoid it.

If you need cash flow, and the dividend doesn’t meet your needs, sell a little appreciated stock. (or keep a CD ladder rolling and leave your stock alone). At the risk of repeating myself, whether you take cash out of your portfolio in the form of “rent”, dividend, interest, cap gain, laddered CD…., etc. The arithmetic doesn’t change. You are still taking cash out of your portfolio. I’m just pointing out that we shouldn’t let the tail wag the dog. IOW, the primary goal is to grow the long term value of your portfolio, after tax. Period. All other goals are secondary.
7) Never Withdraw From Your Financial Nut. The biggest downfall I see from people looking to build passive income is that they withdraw from their financial nut too soon. There’s somehow always an emergency which eats away at the positive effects of compounding returns. Make sure your money is invested and not just sitting in your savings account. The harder to access your money, the better. Make it your mission to always contribute X amount every month and consistently increase the savings amount by a percentage or several until it hurts. Pause for a month or two and then keep going. You’ll be amazed how much you can save. You just won’t know because you’ve likely never tested savings limits to the max.
Starting a blog is one of the most popular side hustles to earn online income. This is because whether you have 10 people or 10 million reading your content, the amount of your effort to write an article is the same. Websites have low start-up costs and you can literally buy your domain, launch your site and have a few pages created in less than an hour. You won’t start making money right away, but you will be building towards that first $1 of income.
Of course, you can make honst money in Internet info-products, or affiliate marketing, or other such areas where people tend to get drawn to "passive income" fantasies. But, to make real money over the sustainable long-haul, you must treat these like any other business. In other words, you must provide real value to real customers with a real need.
Peer-to-peer lending ($1,440 a year): I've lost interest in P2P lending since returns started coming down. You would think that returns would start going up with a rise in interest rates, but I'm not really seeing this yet. Prosper missed its window for an initial public offering in 2015-16, and LendingClub is just chugging along. I hate it when people default on their debt obligations, which is why I haven't invested large sums of money in P2P. That said, I'm still earning a respectable 7% a year in P2P, which is much better than the stock market is doing so far in 2018!
But first, let’s about talk passive income! What is passive income? There are many different definitions out there, but mine goes something like this: Passive income is all about building online businesses that can work for you, that allow you to generate income, and grow and scale, without a real-time presence. In other words, you don’t trade time for money. You build something up front that can continue to work for you over time.

We’ve discussed how to get started building passive income for financial freedom in a previous post. Now I’d like to rank the various passive income streams based on risk, return, and feasibility. The rankings are somewhat subjective, but they are born from my own real life experiences attempting to generate multiple types of passive income sources over the past 16 years.
Flynn has created many different products. While his LEED exam is what got him started, he has both earned a commission from selling other people’s products and offered a commission to others who would sell his wares, and also recently created his first software, SmartPodcastPlayer.com, after realizing that most online podcast players offered only the basic stop/start/volume features. He hired a development team to create a superior one, which was a success from day 1. “We sold out 250 beta licenses in less than 24 hours, because I was addressing a need but also, I had built up an audience and trust with them … When you build that amount of trust with your audience, whatever you come out with, they will love.”
I’ve built several businesses since 2008 using one or more of these models. I’ve been featured in magazines and articles across the globe, and since I started my journey I’ve generated over $5M in earnings from these businesses. However, investing in passive income streams isn't as easy as it looks. Most online passive income strategies, such as e-commerce, are effective and profitable only after you have built up a substantial following. And they take a lot of time, and sometimes, money, to make them work, unlike passive investing in low-cost index and other funds in the stock market.
In which socio-economic neighborhoods do you want to buy? I know real estate investors that have done very well buying and renting in lower-income neighborhoods. For me, it was a huge mistake. I fell into the trap of thinking, “I can buy a house for about half the cost as what I would pay in a better neighborhood.Even if I get slightly lower rent, say 70% as much, I’m still making a higher return.”Wrong!The money you lose on tenant turnover, unpaid rent and repairs far outweighs any benefit to buying property at a discount. Now, I always recommend to investors to never buy a house somewhere they wouldn’t want to live. If the business does poorly, you may end up living in one of your homes.

Now that you’ve chosen your market, find a way to start sharing your message, whether it’s a blog or podcast or Youtube channel, or whatever platform makes the most sense for your target market. Flynn says this is where you’ll start to build a fan base — and collect subscriber emails. You don’t need to get the whole world to follow you to make this work out financially. Wired cofounder Kevin Kelly wrote an article about 1,000 True Fans, which basically says that if you have 1,000 people paying you $100 a year, that’s a $100,000 a year. “You don’t need to serve everybody,”  says Flynn.
Similiar to Adsense, Media.net powers the Yahoo! Bing Network Contextual Ads and is probably the second largest contextual advertising company in the world. I've been running some Media.net ads for a few months and the income was very similiar to adsense. Bear in mind that their approval process is a bit more extensive than Google AdSense. -One has to get a certain number of page views monthly to get an account with them.
I need to create a passive income stream that has a definable risk profile.I have $250k cash as a safety net in my savings account getting a measily 40 bps but I am somewhat ok with this as it is Not at risk or fluctuation (walk street is tougher nowadays). i have 270k in equity in my house, thinking of paying off the mortgage but probably does make sense since my rate is 3.125 on a 30 yr. I have 275k in my 401(k) and another 45k in a brokerage account that is invested in stocks that pay dividends.
Your best deals, but the most work, will come from properties not formerly listed as for sale. Contacting the owners of abandoned or run-down properties might uncover a deal without the hassle of competition from other investors. Once you have the address of a property, find your county assessor’s page on the internet for ownership information. The assessor’s page will have other useful information like previous sales and house characteristics.
Real estate crowdsourcing allows you to surgically invest as little as $5,000 into a residential or commercial real estate project for potentially 8 – 15% annual returns based off historical data. Such returns are much better than the average private equity, CD, bond market, P2P lending, and dividend investing returns. With P2P lending, borrowers can sometimes default and leave you with nothing. At least with real estate crowdsource investing, there’s a physical asset that’s backing your investment.
We’ll look more closely at how to find a property’s NOI later in the article. There are two ways to look at the cap rate formula above. If you know what kind of return you want to achieve or the average return on similar properties, published frequently for commercial real estate investment, then you can find an approximate value by dividing the NOI by required return (NOI/return rate).
Seeing the residential real estate boom coming, I started buying single-family rentals in 2002. I learned a lot about real estate investing and passive income properties over the next five years. As someone that has flipped houses as well as managed a group of rental properties, the best advice I can offer is to know yourself and how much time you are willing to spend on the business.
We are going to start with 1.5 years of all spending needs in cash. We will draw 1800 to 1900 per month. We will add to this from the index funds by taking a portion of the gains in good years to supplement. This is the total return portion of the equation. Obviously, if stocks decrease drastically over a 5 year period, then I would have to reload by selling some of the ETF holdings.

Some writers favor Infobarrel over the bigger Hubpages because Infobarrel’s earnings program lets you keep a majority of the money that your articles earn. Currently, as a publisher, you are entitled to 75% of the revenue generated from the display ads on your articles. In the past these ads were paid out from Adsense and other advertisers but because not everyone can get a Google Adsense account, Infobarrel now pay directly to writers. All you need now is a PayPal account which can be an advantage if you are just starting out. Also, InfoBarrel forums have a regular thread entitled 'InfoBarrel Earnings Reports’. You might want to check it out if you’re wondering how much money other writers on this site make. The last time I checked, the numbers were fairly low.

Passive income is a great tool for building retirement income faster, paying off debts, and, ultimately, retiring early and comfortably. If you have passive income during your retirement years, you potentially could live as well as you did during your peak earning years. Passive income is money you earn without doing actual labor. Direct purchase involves a larger up-front cost but generally higher potential returns. Indirect investment can be made through real estate investment trusts (REITs) or tax liens but does not involve the immediate or direct ownership of the property.

Before you buy any property, an inspection by a professional and independent home inspector is essential. Even if your potential purchase has just undergone a beautiful renovation, you must find out if the wiring and plumbing are all up to code. In most areas, it’s illegal to operate a rental property with any code violations. A top-quality inspector will be able to estimate the remaining life of the roof, HVAC system, and hot water supply, as well as find any defects in the structure, such as dry-rot in the attic.
